The unit of sale
A booked call is four things, or it isn't one.
We sell booked discovery calls with qualified households. Not leads, not names on a list. Your sales team books the tour on that call. The words below are the contract, and we use them the same way you do.
- Booked discovery call
- Four things, all true. It has a confirmed date and time on your sales team’s calendar. The household fits the buyer profile you wrote down. We told them on our call that this is a call with your sales team and that a visit includes a sales presentation. A confirmation text went out. Missing any one, and it does not count.
- Held
- They were on the call. After it, your sales contact gets one text from us and replies with one word. We also ask the household how it went. Whichever answers first sets the outcome. Reported every Friday, never guaranteed, because nobody can pick up the phone for them.
- Tour
- The visit itself. Your sales team books it on the discovery call. It is not ours to book and not ours to promise. You tell us the date and it goes on the Friday report next to the call it came from.
- Disqualified
- The household did not fit a rule you wrote down before the month started. It does not count toward your number. We replace it free.
- Rollover
- A month comes in short and the shortfall is added to the next month at no charge. Still short after month three, we keep calling free until every call you paid for is delivered.
Where every campaign starts
Start with the database you already own.
Most destinations are sitting on ten to fifty thousand inquiries that nobody has called in a year. People who filled out a web form, came through a listing site, signed up at a show, asked for the brochure and went quiet. They already know your name. It is the warmest list in the building and the cleanest one to call.
You send us the export with a note on each record saying whether that person agreed to be contacted. We check every number against the Do Not Call lists, load it, and a person dials it by hand from a number in your area code with your destination's name on the caller ID. Numbers with written permission also get the confirmation texts. The rest are calls only.
The Discovery Pilot runs on this list alone for thirty days, against a booked-call number we write into the quote once we have seen the size of the list. Lists we build in your buyer cities come after, on a monthly plan, once your profile and your calendar have shown us what a qualified household looks like.
The data stays yours. The outcome of every call comes back to you. Our copy is deleted when we are done.

Discovery calls happen days after they are booked, not weeks, so you see who showed up in the same month you paid for. We book, we confirm, and we report what your team did with each call, so your tour count sits on the same page as our call count. Your team books the tour. Your team handles travel and the visit package.

Monthly plans are billed as one amount for the first three months, in two halves: half when you sign, the other half the day calling starts. From month four it is the monthly rate and you can stop any month. Setup takes five days and starts the day your inquiry export lands with a consent note on each record. Calls happen within days of booking, so who showed up, and how many tours your team booked, arrive while the decision is still fresh.
Your math, not ours.
Four numbers decide whether this is cheap or expensive: what it costs you today to get a qualified household on the phone, how many of those calls turn into tours, how many tours turn into a signed contract, and your average home or lot price. Put our quote against the first, then run it through the next three. The break-even is one sale. We do this on the call with your numbers on the screen, and the quote is written from them.
What we do not do.
We do not book the tour. Your sales team does that on the call. We do not arrange travel or run the visit package. We do not take a cut of a sale. We do not promise how many people will show up. And we do not sell or share a single record you give us.
How we call, in writing
The process, before the promise.
This is how every campaign runs. It is written into the agreement, and you can check it against the recordings any time.
- Do Not Call
- Every list is checked against the federal Do Not Call registry and every state registry before anyone dials. Your own do-not-call list is loaded first, and any new request is honored within ten business days.
- Consent decides the tool
- A number with written permission on file may be texted and dialed with automation. Every other number, old inquiries included, is dialed by a person and never texted.
- Hours and states
- Calls go out during the prospect’s local daytime hours, inside the federal window. Florida, Oklahoma, Maryland, and Washington send a lot of buyers and have stricter rules on hours, attempts, and consent. Records from those states follow those rules.
- Opt-outs
- Accepted any way a person gives one: a word on the call, a reply to a text, an email, a note through you. Logged the same day and never dialed again.
- Disclosure
- Every script tells the prospect that the call is with your sales team, that a visit includes a sales presentation, and what the visit package costs and includes. No script talks about investment, appreciation, or returns, on the call or in a text.
- Fair housing
- Nothing in the targeting or the scripts touches a protected class. We use an age range only for communities qualified under the Housing for Older Persons Act.
- Booking only
- Our callers book calls. They do not pick lots, quote prices, discuss terms or financing, set tour dates, or negotiate. Your licensed sales team does everything after the booking, the tour included.

What is a discovery call?
The first real conversation between a household that is thinking about visiting and the person on your team who sells the visit. Fifteen to thirty minutes on the phone or on video. Where do the leads come from?

How do you decide who is qualified?
Against a buyer profile you write down before the month starts: the cities they come from, an income or home-value range, when they plan to buy, whether they want a second home, and an age range only if your community is legally set up for buyers 55 and older. A call with someone outside that profile is disqualified and replaced free.
Who owns the data?
You do. We work inside your export, hand back the outcome of every call, and delete our copy when the engagement ends. We keep the call recordings for quality review, and you can listen to any of them on request.
What is your Do Not Call and consent process?
Every list is checked against the federal Do Not Call registry and the state registries before anyone dials. Numbers without written permission are dialed by a person, never by an autodialer, and never texted. We call during the prospect’s local daytime hours and follow the stricter rules in states that have them. If someone asks not to be called again, we log it the same day and honor it within ten business days, however they tell us.
Can we lock our region?
On the Exclusive Destination plan, yes. We work for one destination per region, and a region is a list of counties we name in the agreement. Whoever signs first gets it. The cities buyers come from are shared, because two destinations on the same coast both pull from Atlanta, and we say so up front.
What happens when a call no-shows?
A booked call that was confirmed, reminded the day before and the morning of, and still did not pick up counts as booked. We make one attempt to rebook it the same week. If the household asks to reschedule before the call, we rebook it free and do not count it until it holds a new time.
Who books the tour?
Your sales team, on the discovery call. We put a qualified household on your rep’s calendar. Your rep runs the call and books the visit. Tell us the tour date and it goes on the Friday report next to the call it came from, so you can see how many calls turn into tours each week. We report tours. We do not promise them.
Do your callers sell lots or homes?
No. Our callers book calls. They do not talk about which lot, what it costs, terms, financing, tour dates, or anything about the property going up in value. Every script tells the prospect that the call is with your sales team and that a visit includes a sales presentation, and you approve every script before the first dial.
