A booked call is five things, or it isn't one.
We sell booked discovery calls with qualified households, not leads and not inquiries. Your sales team books the tour on that call. The words below are the contract, and we use them the same way you do.
- Booked discovery call
- Both decision-makers agreed. A confirmed date and time on your sales team’s calendar. Inside your qualification band. The disclosure made on our call: this is a call with your sales team, and a visit includes a presentation. Confirmation sent. All five, or it does not count.
- Held
- They were on the call. Your sales contact confirms it with a one-word reply to our text after the call, and we ask the household how it went. Whichever answers first sets the outcome. Reported every Friday, never guaranteed, because nobody can pick up the phone for them.
- Tour
- Booked by your sales team on the discovery call. Not ours to book and not ours to promise. You tell us the date and it goes on the Friday report next to the call it came from.
- DQ
- Outside a criterion you wrote down before the month started, or one decision-maker only. Comes off the count. Replaced free.
- Rollover
- A month comes in short and the shortfall is added to the next month at no charge. Still short after month three, we keep dialing free until it is delivered.
Where every campaign starts
Start with the database you already own.
Most destinations are sitting on ten to fifty thousand inquiries that nobody has called in a year. Web forms, portal leads, show sign-ups, people who asked for the brochure and went quiet. They already know your name. It is the warmest list in the building and the cleanest one to call.
You send the export with a consent status on each record. We scrub it, load it, and a person dials it by hand from a number in your area code with your destination's name on the caller ID. Numbers with written consent also get the confirmation texts. The rest are calls only.
The Discovery Pilot runs on this list alone for thirty days, against a booked-call number we write into the quote once we have seen the size of the database. Feeder-market lists come after, on a desk, once your band and your calendar have shown us what a qualified household looks like.
The data stays yours. Dispositions and outcomes come back to you. Our copy is deleted when we are done.

Desks are billed as one amount for the first three months, in two halves: half when you sign, the other half the day dialing goes live. From month four it is the monthly rate and you can stop any month. The clock on the five-day setup starts the day your database export lands with a consent status per record. Calls happen within days of booking, so held numbers and your team's tour count arrive while the decision is still fresh.
Your math, not ours.
Four numbers decide whether this is cheap or expensive: what a qualified conversation costs you today, your call-to-tour rate, your tour-to-contract rate, and your average home or lot price. Put our quote against the first, your two conversion rates against the next, then your average price. The break-even is one sale. We do this on the call with your numbers on the screen, and the quote is written from them.
What we do not do.
We do not book the tour; your sales team does that on the call. We do not coordinate travel or fulfill packages. We do not take a fee tied to a sale. We do not promise a show rate. We do not put a call on your calendar with one name on it. And we do not sell or share a single record you give us.
How we call, in writing
The process, before the promise.
This is how every campaign runs. It is in the agreement, and you can audit it on the recordings.
- Do Not Call
- Every list is scrubbed against the federal registry and every state registry before a dial. Your internal do-not-call list is loaded first and honored within ten business days of any new request.
- Consent decides the tool
- Numbers with documented prior express written consent may be texted and dialed with automation. Every other number, aged inquiries included, is dialed by hand and never texted.
- Hours and states
- Calls are placed in the prospect’s local time inside the federal window. Florida, Oklahoma, Maryland, and Washington are heavy feeder markets with stricter rules on hours, attempts, and consent, and records from those states follow them.
- Opt-outs
- Accepted by any reasonable means: a word on the call, a reply to a text, an email, a note through you. Logged the same day and never dialed again.
- Disclosure
- Every script tells the prospect that the call is with your sales team, that a visit includes a sales presentation, and states the package terms plainly. No script uses investment, appreciation, or return language, on the call or in a text.
- Fair housing
- Targeting filters and scripts never touch a protected class. Age-band targeting runs only for communities qualified under the Housing for Older Persons Act.
- Booking only
- Setters book calls. They do not select lots, quote prices, discuss terms or financing, set tour dates, or negotiate. Your licensed sales team does everything after the booking, the tour included.

Where do the leads come from?
Your own inquiry database first: web forms, portal leads, show sign-ups, owner referrals, anyone who raised a hand and never toured. Then, on a desk, feeder-market lists built to your qualification band and hand-dialed after a full Do Not Call scrub. We never buy or share leads.
Can you work our old inquiry database?
Yes, and it is where every campaign starts. Most destinations are sitting on ten to fifty thousand inquiries nobody has called in a year. How do you qualify a call?
Against a band you write down before the month starts: feeder market, income or equity band, purchase timeline, second-home intent, and an age band only where the community is HOPA-qualified. Both decision-makers in the household agree to the date and time. A call outside the band is a DQ and is replaced free.
Who owns the data?
You do. We work inside your export, return every disposition and outcome, and delete our copy when the engagement ends. We keep call recordings for quality review, and you can hear any of them on request.
What is your Do Not Call and consent process?
Every list is scrubbed against the federal registry and the state registries before a dial. Numbers without documented consent are dialed by hand, never by an autodialer, never texted. We call in the prospect’s local hours and follow the stricter rules in states that have them. Internal do-not-call requests are honored within ten business days and opt-outs are accepted any way a person gives them.
Can we lock our region?
On the Exclusive Destination desk, yes. One destination per region, defined as a named county list, claimed first come. Feeder markets are shared, because two destinations on the same coast both pull from Atlanta, and we say so.
What happens when a call no-shows?
A booked call that was confirmed, reminded the day before and the morning of, and still did not pick up counts as booked. We make one rebook attempt the same week. A reschedule asked for before the call is rebooked free and not counted until it holds a new time.
Who books the tour?
Your sales team, on the discovery call. We put a qualified household on your rep’s calendar; your rep runs the call and books the visit. Tell us the tour date and it goes on the Friday report next to the call it came from, so you can see call-to-tour by week. We report tours. We do not promise them.
Do your setters sell lots or homes?
No. Setters book calls. They do not discuss lot selection, pricing, terms, financing, tour dates, or anything about appreciation or returns. Every script carries the disclosure that the call is with your sales team and that a visit includes a sales presentation, and every script is approved by you before the first dial.
