The caller sees the notes from the earlier attempts before dialing again. Every call is recorded and every outcome is logged. That standard is written into the agreement, and you can pull any record and check it.
The unit of sale
A booked appointment is four things, or it isn't one.
We sell booked appointments with qualified households, on your sales agent's calendar, for one purpose: your agent closes them on a discovery tour. Not leads, not names on a list, not tours we booked ourselves. The words below are the contract, and we use them the same way you do.
- Booked appointment
- Four things, all true. It has a confirmed date and time on your sales agent’s calendar. The household fits the buyer profile you wrote down. We told them on our call that the appointment is with your sales team and that a visit includes a sales presentation. A confirmation text went out. Missing any one, and it does not count.
- Held
- They were on the appointment. After it, your agent gets one text from us and replies with one word. We also ask the household how it went. Whichever answers first sets the outcome. Reported every Friday, never guaranteed, because nobody can pick up the phone for them.
- Toured
- Your agent closed the household on a discovery visit and they came. Your agent’s to sell, your agent’s to close, and not ours to promise. You tell us when it happens and it goes on the Friday report next to the appointment it came from.
- Disqualified
- The household did not fit a rule you wrote down before the month started. It does not count toward your number. We replace it free.
- Rollover
- A month comes in short and the shortfall is added to the next month at no charge. Still short after month three, we keep calling free until every appointment you paid for is delivered.
Where every campaign starts

A community that has been selling for years holds thousands of inquiries and hundreds of past discovery guests. Every one of them cost you money once, through an ad, a show booth, a listing site, or a resident’s referral, and at some point went quiet. That aged list is where we start. Our outbound on every record is the same: a set sequence of calls at different hours, a text where the record permits it, a note from each attempt in front of the caller on the next one, and an outcome logged either way.
You send us the export with a note on each record saying whether that person agreed to be contacted. We check every number against the Do Not Call lists, load it, and a person dials it by hand from a number in your area code with your community’s name on the caller ID. Numbers with written permission also get the confirmation texts. The rest are calls only.

Monthly plans are billed as one amount for the first three months, in two halves: half when you sign, the other half the day calling starts. From month four it is the monthly rate and you can stop any month. Setup takes five days and starts the day your database export lands with a consent note on each record. Appointments happen within days of booking, so who showed up, and how many tours your agents closed, arrive while the decision is still fresh.
Your math, not ours.
Four numbers decide whether this is cheap or expensive: what it costs you today to get a qualified household in front of an agent, how many of those appointments your agents close on a tour, how many tours turn into a contract, and your average home or lot price. Put our quote against the first, then run it through the next three. We do this on the call with your numbers on the screen, and the quote is written from them.
What we do not do.
We do not book the tour. Your agent closes that on the appointment. We do not sell the visit package, arrange travel, or host anyone. We do not take a cut of a sale. We do not promise how many households will show up or how many will tour. And we do not sell or share a single record you give us.
How we call, in writing
The process, before the promise.
This is how every campaign runs. It is written into the agreement, and you can check it against the recordings any time.
- Do Not Call
- Every list is checked against the federal Do Not Call registry and every state registry before anyone dials. Your own do-not-call list is loaded first, and any new request is honored within ten business days.
- Consent decides the tool
- A number with written permission on file may be texted and dialed with automation. Every other number, old inquiries included, is dialed by a person and never texted.
- Hours and states
- Calls go out during the prospect’s local daytime hours, inside the federal window. Florida, Oklahoma, Maryland, and Washington send a lot of buyers and have stricter rules on hours, attempts, and consent. Records from those states follow those rules.
- Opt-outs
- Accepted any way a person gives one: a word on the call, a reply to a text, an email, a note through you. Logged the same day and never dialed again.
- Disclosure
- Every script tells the prospect that the appointment is with your sales team and that a visit includes a sales presentation. No script talks about investment, appreciation, or returns, on the call or in a text.
- Fair housing
- Nothing in the targeting or the scripts touches a protected class. We use an age range only for communities qualified under the Housing for Older Persons Act.
- Booking only
- Our callers book appointments. They do not sell the visit, pick lots, quote prices, discuss terms or financing, set tour dates, or negotiate. Your licensed sales agents do everything after the booking, the tour included.

What is a discovery tour appointment?
A scheduled conversation, by phone or video, between a qualified household and the sales agent on your team who sells the discovery visit. Fifteen to thirty minutes, at a time the household agreed to. Your agent runs it and closes them on a tour: a stay on property with whatever experience package your community offers, and a guided look at the models and homesites. We find the household, check that they fit, put the appointment on your agent’s calendar, confirm it, and remind them. Your agent closes the tour.
Who books the tour?
Your sales agent, on the appointment. We do not book tours. We book the appointment that gets the tour booked. Our callers put a qualified household on your agent’s calendar with a date and time, tell them the call is with your sales team, and send the confirmation text. Your agent sells the visit, sets the dates, and later writes the contract. We report the tours your agents close from our appointments. We do not promise them.
Where do the households come from?
Your own aged database first: past inquiries that went quiet, discovery-visit requests that never booked, past guests who toured and did not buy, brochure requests, home-show sign-ups, and lot owners who never built. Then, on a monthly plan, lists we build in the markets your buyers come from, matched to the profile you wrote down and dialed by hand after every number is checked against the Do Not Call lists. We call during the prospect’s local daytime hours and follow the stricter rules in states that have them. If someone asks not to be called again, we log it the same day and honor it within ten business days, however they tell us.
Can we lock our region?
On the Exclusive Community plan, yes. We work for one community per region, and a region is a list of counties we name in the agreement. Whoever signs first gets it. The markets buyers come from are shared, because communities in different regions pull from the same target-rich markets, and we say so up front.
What happens when an appointment no-shows?
A booked appointment that was confirmed, reminded the day before and the morning of, and still did not pick up counts as booked. We make one attempt to rebook it the same week. If the household asks to reschedule before the appointment, we rebook it free and do not count it until it holds a new time.
Do your callers sell the visit, lots, or homes?
No. Our callers book appointments. They do not sell the discovery package, pick lots, quote prices, discuss terms or financing, set tour dates, or say anything about the property going up in value. Every script tells the prospect that the appointment is with your sales team and that a visit includes a sales presentation. You approve every script before the first dial.
Who owns the data?
You do. We work inside your export, hand back the outcome of every call, and delete our copy when the engagement ends. We keep the call recordings for quality review, and you can listen to any of them on request.
