The Research Plan · $2,500 a month

Twelve buildings a month. Researched. You make the call.

Every month we read the county for your market and hand you twelve one-page files on private buildings whose roofs are coming due: who owns each one, who picks the roofer, what the records say about the roof, why now, and who to ask for. We contact nobody. Your team does. Month to month, no setup fee.

What arrives

One building per page. Every fact sourced.

This is the same file that comes with every introduction we make. On the Research Plan you get twelve of them a month, on buildings we picked for your market, and you take it from there.

A 23-year-old metal roof with a new owner

The building
Cold-storage warehouse, 98,000 sq ft, built 2003. Metal roof, about 980 squares. 11 acres, zoned industrial.
Owner of record
An LLC formed this spring for the purchase. Bought the building in June for $14.2 million, well above the county value.
Who picks the roofer
The manager of the LLC. He runs the company that is moving in, and he signs the leases.
Roof history
Permits show two small roof jobs on the office in 2008 and 2019. Nothing, ever, on the warehouse roof. Satellite shows weathered metal in two tones.
Why now
Half the building is listed for lease. Every tenant asks about a 23-year-old metal roof, and the answer decides the deal.
The first call
Not a pitch. Two questions: any trouble with the roof after the summer, and is a lease or refinance coming. A good roof is a no and a relationship. A tired roof is a meeting.

How it works

  1. Today

Pay, then fill in the criteria sheet. Ten minutes: your market, the buildings you want, the kind of roof you do, and anything you will not touch.

  2. Every Monday

Three research files land in your inbox. Twelve a month. Each one is a real building in your market whose roof is coming due, with the record every fact came from.

  3. Your move

You make the contact, in your name. Call the owner, mail them, drive by. The file tells you who to ask for and what to ask.

  4. End of month

A thirty-minute review with us. What happened with each file, what you want more of, which buildings come next.

Why does it cost this much? Each file is about two hours of work: the county parcel record, the permits, the state filing, the deed, the satellite, and a person checking every line. Twelve a month is a researcher on your team for a fraction of a salary.

The rules

Twelve a month
About three a week, every Monday. A real building each time, picked from public records in your market. Nobody there has heard from us.
You make the call
We research. We do not call, text, or email anyone for you, and we do not promise meetings. The contact is yours, in your name.
One roofer per market gets files
While your plan is active, no other commercial roofer in your market gets research files from us. If another one asks us to start a Pilot or a Desk in your market, you hear about it first and have ten business days to take it.
Wrong on its face, replaced free
Outside your market, does not fit your sheet, sold or re-roofed before we sent it, or the wrong owner named: tell us within 14 days and we replace it in the next delivery.
Month to month
No setup fee. No minimum term. End it by email ten days before the next charge, and the month you paid for runs out.
Moving up credits a month
Start a Pilot, Branch, or Desk within 90 days and one month of this plan comes off the first charge.

Where it sits

The first stage of a desk, sold on its own.

This is how our relationship builders start every account: read the county, pick the buildings, write the file. On the Research Plan you run the file yourself. When you would rather have a person on our side make the calls, the Branch and the Desk are the same work with the calling included, and one month of this plan comes off the first charge if you move up within 90 days.

You are here

The Research Plan

Twelve files a month. You make the calls.

This page. Month to month. No lock on the market, but first refusal if another roofer asks us to start here.

Next

The Branch

One relationship builder. Five held introductions a month.

The same files, and a person on our side gets to know each owner in your name and puts you in front of them. Averaged per quarter. Your market locked.

The whole division

The Desk

Two relationship builders. Ten held introductions a month.

The full division: research, the relationships, the introductions, the Friday report. Averaged per quarter. Your market locked.

Branch and Desk rates are set on the takeoff call. The Research Plan is the only thing on this site with a price on it.

Who it is for

  • Your typical commercial roof job is $100,000 or more.
  • You want more private work: the owner picks the roofer, no bid.
  • Someone at your company will pick up the phone and work twelve files a month.
  • You want to know which roofs in your market are coming due before anyone else does.

Who it is not for

You want us to make the calls.
That is the Pilot or the Desk: a relationship builder on our side gets to know the owner in your name and puts you in front of them. Get your market takeoff.
Your work is bids and contracts only.
Every file is a building that never goes to bid. If you only bid, the files point at work you do not do.
Nobody has time to call.
Then the files sit in an inbox. Come back when someone has the hours, or let us make the calls.
